FACILITY MAINTENANCE TECHNICIAN
PRIMARY FUNCTION:
The Facility Maintenance Technician is responsible for the general building maintenance
of a portfolio of commercial properties located in Maryville, TN. Tasks involved include
but are not limited to minor electrical repairs, lighting and plumbing repairs, door & lock
repairs, mechanical/HVAC repairs, preventive maintenance inspections, etc. The ideal
candidate will have a commercial facility maintenance or construction background, be
well rounded in all aspects of facility maintenance, be proactive in anticipating problems
before they occur, and be able to communicate effectively with clients, visitors, vendors
and subcontractors encountered on the job.
JOB DUTIES AND RESPONSIBILITIES:
* Perform all work requests from client, Facility Manager or other designated
personnel in a courteous, timely, and professional manner.
* Perform the weekly set of preventive maintenance work orders.
* Maintain clean, organized and safe work areas such as machinery rooms, shop
and tool rooms, etc.
* Assist sub-contractors and vendors with scheduled services and projects as
needed.
* Responsible to help with after-hours emergency calls.
* Perform as scheduled afterhours equipment testing and maintenance.
* Perform daily tasks through the electronic work order system closing out
completed work orders in a timely manner.
* Provide excellent customer service with a friendly and positive attitude.
JOB QUALIFICATIONS:
* High School diploma/GED required. Building trades training desirable.
* Minimum 3 years of commercial building maintenance experience.
* Ability to be on call for after-hours service response as needed.
* Knowledge of the materials, tools, methods, and equipment used in commercial
building maintenance.
* Knowledge of proper work safety practices.
* Able to follow detailed oral and written instructions.
* Will work in a professional and ethical manner to provide excellent customer
service to the client.
* Capable of working independently or as a team.
* Can safely operate a variety of hand and power tools.
* Must possess a valid Tennessee State driver’s license and vehicle insurance.
* Required to bend, kneel, crouch, climb, walk and work on a ladder above 8 feet.
* Frequent lifting/ picking up of objects weighing up to 50 pounds.
* Must have dependable vehicle and basic tools, mileage will be reimbursed.
SALARY: $18/hr. - $23/hr. commensurate with experience
